据彭博社等多家媒体报道,美国当地时间3月12日,中国安邦保险公司以65亿美元向美国私募基金巨头黑石集团(Blackstone)购入奢侈酒店Strategic Hotels & Resorts。
截至发稿,双方公司尚未正式宣布该交易,不过,一旦落实,将成为中国大陆企业在美国收购的最贵酒店地产。
Strategic在美国拥有16处地产,包括华盛顿特区的四季酒店、纽约曼哈顿埃塞克斯酒店、加州的尼古湖丽思卡尔顿酒店、旧金山的威斯汀酒店等。第三方调研公司的报告显示,该公司旗下酒店至2015年6月的入住率为70.9%。
2015年12月,黑石集团以60亿美元的代价接手Strategic。美联社报道称,扣除债务后,当时实际交易价格为39.3亿美元,原本计划分拆资产后出售,却接到了安邦方面提出的全面收购要约。于是,短短三个月后,黑石就以5亿美元的溢价将Strategic转手给了安邦。
彭博社称,豪华及奢华型房地产近些年一直是最抢手的资产,部分原因是他们所处的地段和建筑成本让他们难以被取代。在美国住宿业处于长达6年的复苏阶段后期之际,尽管酒店房价和入住率增长缓慢,但市场对久负盛名的酒店依然需求强劲。
手握大把现金,海外地产项目已经是中国保险资金投资的重要标的。

The hotel was great. Clean, well serviced, and well situated. The staff were also very friendly and could speak some English. Although this is the Garland Hotel, we had full facilities of the main hotel as well. The only disappointing thing was the clear window between the bathroom and the bedroom. There was a screen that could be pulled down, but this still left a gap that those in the bedroom were able to see through. The screen was on the bedroom side as well. It would have been better fitted on the bathroom side of the wall.

还方便。就在趵突泉旁边,打的也方便。出差住住不错。靠近泉城广场。周边吃饭的地方也不少。总体来说还可以吧。
